Uber productive "Designed to Sell" day

Mom and sis came over today. Mom watched babies while me, hubby, and sis worked on our house. We're knocking projects off the "Designed to Sell" list.

Today, I repainted the exterior wood trim while my sister put two fresh coats of neutral paint on the bathroom walls. When sis was done, I installed a new floor in the bathroom. Hubby cleaned out the basement window wells and attached new covers and chopped up a few more firewood logs.

I also sold a vintage chrome table on Craigslist today for $50. I paid $35 for it about 15 years ago.

Now that the babies are asleep, the plan is to make a quick trip to the grocery store, install the new threshold in the bathroom door, and maybe to redo some caulking around the tub. Plus do some actual paid work. Maybe I'll skip the caulking...

    Cool! What kind of bathroom flooring, if you don't mind me asking? We still need to get one, later down the line, but it's really neat that you did it yourself! So far, I'm the painter.

    I always enjoy Designed to Sell...I use some of the ideas even though Im not selling! Good luck with the preparations and end result!! Sounds like your working hard to make it sell!!

    We used Novalis peel and stick that looks like slate. It actually looks pretty nice, is very easy to install, and only cost about $36 to do the bathroom.

    Reminding me of the days I spent preparing my house to sell. After it went on the market, it sold in 4 days! Of course the real estate slump hadn't hit yet. But I believe it's definitely worth it to do the work.

    I think in a tough market it's even more important to do this. The house has to look great and be well-priced. Buyers are pickier now. We do have a few things working for us: new HVAC (geothermal, even), new windows, new kitchen, new roof, new patio. So if I can just make it look pristine, I hope we will be in good shape.

    I'm impressed you put in any kind of floor yourself; i'm not sure i'd be up to the challenge.

    I mostly limit myself to painting, wallpapering and lawn-mowing and snow-shoveling. The rest I have to pay for.

    Funny, when i briefly had my house on the market in 2007,my realtor said don't bother making any kind of repairs. i guess there are different schools of thought.

    I'd be surprised of any realtor who would say that. I've watched enough HGTV to know that people lack vision, so they get instantly turned off by strong paint colors, etc. Most people, when they buy a house, don't have the money right away to make repairs or decorate, because they just paid a whole bunch out of pocket for closing costs and down payment. The house has to be good enough for them to live with for a while.
